My son’s apartment courtyard is flooded after Hurricane Beryl.

Still have no power or running water after 10 hours. Losing power is not a big deal but how can modern life function if toilets don’t flush or there’s no running water in the sinks?

It turns out that the community relies on a system of electric pumps to supply water to all units. When there’s a power outage, water supply is shut off too.

Got this email from the management just now:

Dear Residents:

As you already know, our community is without power and water. At this time, we do not have an ETA for restoration. Once we have more information, we will send an update.

Can’t believe that apartment management can’t install generator power for water pumps. Have they heard of Tesla UPS power?

Residents can’t go outside because streets are flooded. Trapped with literally nowhere to go!! Go! Get it?

I’m the one who gave a five star review a few days ago describing the move, but this lack of basic backup infrastructure for water supply is not pardonable. It is a health and hygiene issue.

I was on my quest today to find a new apartment. This will definitely not be on the list for potential places to move. I experienced not the best of service and not happy with this gray star managed company.

I came here to tour an apartment on early Friday afternoon as a walkin. I walked in looking around the clubhouse to see their amenities. The leasing agent came out, Jace martin and asked if he could help me. I asked him if I could see some pricing and tour the community.

He gave me his card and said you can go online and look at pricing and we are not doing tours today.

What type of property doesn’t do tours for walk in customers and potential new tenants?
It’s really discouraging and unacceptable. In my opinion they should hire another office assistant to do tours while one person is manning the desk. It doesn’t seem like a well organized office. Definitely would not recommend anyone coming here.

Also, it looked like someone’s car was parked illegally in the handicap space and I could not park my truck. Also, a random truck with a U-Haul was blocking the entrance to get in to even park in the community. Very tight spaces. That apartments on the property seem to really dated as well.

I moved in a little over a month ago now and everything has been great! From the first tour with Moriah, to move in and a few maintenance requests, the whole team has been incredible and easy to work with. I’m so glad I chose to live here!

I thought this was a luxury condo as they advertised, but unfortunately is not. The maintenance technician are overwhelmed doing the best they can. My condo got mold , they came cut the wall but it was soaking wet the isolation, i just hope mold doesn't grow back again, they didn't wait to get dry. The pool is slamming, the fitness center is tiny and many equipment are out of date, some are damaged. A lot of repairs going around, very noisy, I can hear every car driving in and out. It is unfortunate, we thought that this will be great because of the area River Oaks, bummer!
The past tornado we were without water and electricity for almost a week, they have a very old system that without electricity can't pump water, so our experience in here is totally disappointing.

We were apartment hunting in November for our son who was graduating from college in May - and we literally chanced upon The Park quite by accident.

First impressions make a big difference and the way Marisa, the property manager, treated us when we walked in significantly helped our decision-making process. There was no sales pressure, no dangling of deals, nothing. She understood that our requirement was six months out - and like the professional that she is, she promised to communicate with us when units became available.

Every communication over the next six months - we exchanged over 56 emails - was timely. My son was in Austin, we were in Dallas, so responsiveness to our email questions was crucial. Selecting the best apartment with the best deal, locking in on the optimal term, signing the lease, setting up the portal, selecting the insurance provider, the internet service provider, the utility provider - Marisa was with us at each step.

We had told her we would move in on June 26. When we walked in to the office, everything was ready in a package. It was almost as though we were picking up a parcel at the UPS store with no one ahead of us in line.

And once we got into the apartment, everything was neat, spick, and span - and everything worked.

Thanks, Marisa - you made the whole thing so easy.

And we know that it was not by accident.

Update, July 9, 2024: While my original review about the move in stands, I can only rate the community with a single star for how they responded to residents following Hurricane Beryl.

Like most of Houston, the community lost power. But where they fell short is that it was woefully unprepared when it came to running water. As soon as the power went out, the water stopped running in the apartments. No water to flush toilets; none in the sinks. Nada.

Their official response this morning sums up the issue:

“Some have asked about turning the water on. Unfortunately, our pump system is run off electricity so there is no way to turn it on. Residents can use pool water in the meantime for flushing toilets. We are sorry for the inconvenience.

Please know that many of our team members live on site and we are all in this together. We are doing everything we can to try to get the community cleaned up quickly. “

In talking to frustrated tenants, I learned that the management has done little to solve this issue, although power outages in Houston are more frequent given the region’s propensity to receive storms.

An easy fix would be to have backup electricity to power the pumps through a diesel or gasoline generator. Or an UPS system. These are far better options than asking residents to carry buckets of water from the swimming pool to flush their toilets. The last time I checked, we live in the most advanced nation on Earth.

We evacuated last night to Dallas.

Very serene. The PARO is a nice, quiet place to live in a wonderful neighborhood. The attention to detail also sets this complex from others where I've lived. This is especially true of the landscaping and interiors of the apartments. So far, this is a great place to live!

Our Gymnasium experience is great at River Oaks community. It is very well maintained, and the location is great! The coffee room right next to it has a calming influence. Neighbors are very warm and welcoming. We love it here.

The property is constantly trying to charge for maintenance items that are not tenant responsibility. They tried to charge me for the repair of a sprinkler leak which was just a random failure. The worst move out experience I have ever had, they are charging for carpet replacement when the carpet is in decent condition. Stay away.
