Just recently moved out after living in this complex since 2008. I’ve seen many management complies, employees, and residents come and go, and although I once gave The Estates at Crossroads a raving review, I can say that Parc 85 has gotten worse over the years.
The current management company charges you for everything while offering very little amenities. They charge residents for community electricity and gas’s every month on top of your normal electricity bill. The price they charge each unit means the electric bill must be thousands of dollars every month. It also means that the residents are paying for the electricity the staff uses while working in the clubhouse 9 hours a day, as well as to light the pool area residents are not allowed to use at night, etc.
. They also charge residents for to fix the broken trash compactor , even though residents can not control nonresidents coming into the complex to dump trash. Residents are given tiny trash cans to use for valet trash pickup. You are expected to sit your trash outside at 5:00pm, then drag the dirty trash can back inside after the valet pickup. However, the valet trash company chooses when they want to collect trash. If your trash is not collected, you are expected to drag the stinky cans full of trash back inside you home, or carry them to the dumpster yourself. If you do not do so, you will be charged a fine.
Parc 85 finds a way to pad your bill EVERY month with some kind of charge or fee, that you have no way to verify, and you never pay the same the same amount monthly. They have a million hidden fees and also find reasons to go into your apartment EVERY MONTH.
Also, the apartments are nice, but the water is often shut off for some reason or another, the breezeways are disgusting because of the residents, and there is a roach problem. If you do move here, request pest control as soon as you see a bug (you pay for it every month anyway) before the problem gets out of hand.
I just recently saw my final move out bill where I was charged $160 for holes (for curtains )that were above the windows when I first moved in. However, I knew they would find ways to add ridiculous charges. This is the reason I moved out. Good luck if you move here!

If you plan on living here, also plan on being hot as possible throughout the summer. The AC units won’t cool your apartment past 77°, and you will have no other option than to deal with it. Management couldn’t care less and will tell you that that’s how AC units are supposed to work. We have nails coming out of the floor that we constantly are stepping on, parking is a hassle since for whatever reason commercial vehicles such as large box trucks, dump trucks and trailers are allowed to park here and take up however many spaces they want. We pay $200+ for our power bill since the AC unit can’t seem to keep an apartment even slightly cool and runs for the entire day, even when it’s set at a high temperature. Residents using the pool will park directly in front of the entrance to the complex making it very difficult to get in and out of the property. Gates are also constantly broken or people are busting through them. This place is simply not worth the high rent for all these issues.

I didn’t read any of the reviews, I wish I had. I didn’t qualify for residency but I paid the application fee plus a refundable $200 to them. They refused to give me my money back and they lied and said they emailed me in reference to my disqualification. No email was sent and they refuse to acknowledge that they didn’t send it. I called the corporate office and haven’t heard from them yet, it’s been three to four days of leaving messages and no response. Serious con artist and they are wrong and liars and cheaters. BE AWARE OF PARC 85 Apartments.

We have been living at the complex for a month in a half now, and our experience has been good overall. The leasing office staff has been friendly and responsive since our initial tour, consistently answering phone calls and returning missed calls on the same day. The apartment complex is well-kept and clean, and it's conveniently located near many grocery stores and places to shop.
One downside we've encountered is the noise from the neighbors above us, who have been extremely loud since the day we moved in. We reported this issue to the leasing office and they promptly filed a noise complaint. The staff has been professional and courteous in handling the situation, although it appears that the noise is simply a characteristic of our neighbors upstairs.
Lastly, we are quite disappointed with the handling of our maintenance request regarding the bathroom mirrors looking damage on the edges and having black spots. During our tour, we were told that maintenance should be able to replace them when we asked. Despite reminding the leasing office to submit a work order (on move in day), and eventually having to submit not one but two work orders ourselves (5/16 than again on 5/29), there was a lack of follow-through. The maintenance guy visited and mentioned that he agreed that our main bathroom mirror should be able to be replaced due to how it looked but he made it clear he was unable to make the final decision and stated a supervisor would definitely stop by.
A recent decision was sent to our emails this week and that they would not be replaced. We were shocked because he never came to take a look yet a decision was made. Additionally, the work order was left open for two weeks without any form of communication or the supervisor stopping by. We felt coming to a decision without visiting our unit was very unfair.
Overall, despite those two issues, we appreciate the friendliness and professionalism of the leasing office staff. The amenities are great and the complex is situated in a very convenient location. We are enjoying our time here and are hopeful for a continued good experience.

I recently moved here and the leasing staff are so nice and helpful. Maintenance is very consistent with coming in to help with issues in the apartment. the neighborhood is also very quiet and safe. very dog friendly as well. 🙂

The new management at Parc 85 are terrible and a joke. I have a cat that loves to escape, so whenever they need to access my apartment for an inspection, I ask for a certain day for them to come, so that I can be present and that has not been a problem in the past till now. They didn’t want to help me anymore and I even called to see when they would come to my building and Dana assured me they would come the next day, so I took off work. They didn’t follow through with that promise, so now, I need to take another day off of work or pay $100.
The noise and disturbances at the pool is an issue. There are people constantly at the pool past the time it should be vacant having parties and playing loud music. They also bring their pets on the pool grounds, use the mailbox area as parking and smoke weed in public areas and I’ve also experienced people revving their engines and racing their muscle cars in the parking lot late at night on numerous occasions and neighbors yelling and screaming late at night.
They also let residents park their commercial vehicles and trailers, taking up a lot of parking spots and do nothing about it. They let a resident park a large U Haul for over 5 days that was taking up 5 spots and did nothing about it even though it was brought to their attention multiple times
But, I do want to make a point that the maintenance guy Nacho is fantastic! He is always quick to help whenever you have an issue and always makes sure to do a fantastic job. That is the only positive of living here

Renewing our lease now for the second time! We've had a great experience while living here. Nacho and his maintenance team have done great at being very friendly and quick to fix any issues. The management teams have also done a good job of resolving issues and provide us great amenities and perks! The area is convenient, you have grocery stores, gas stations and highway access nearby.

I came in this evening to get information about the apartment. Might I add, I’m searching in the area because my company is relocating me here. I find that they have 4 star rating so I assume it’s a good place. Wrong, if the apartments are anything like the customer service then use your time wisely and avoid. I stood in the office waiting, waiting, waiting. The consultant today didn’t even bother to say hello or anything. She was speaking to someone else, which is fine, that’s expected. But no acknowledgment at all. She I was within 8 feet of her with nothing impeding our views of one another. I said hello to her, she quickly says “hello we’ll be with you in just a moment” with a quick glance at me and continued to speak with the other lady. I have the lowest rating because good customer service is really easy if you just say hello, welcome or something. I’m standing there, she offers no acknowledgment of a guest and dismissive when I try to get her attention. I’ll be sure to let my company know to remove this place from there list.
