Piles of dog poop on the grass. Glass bottles on the grass as welll. How hard is it to keep the premises clean people? Some apartment doors don’t even have any numbers on them! How th are you supposed to find the apartment with no number on it Are the maintenance people here volunteers or do they actually get paid to not do their jobs?

I have lived her for 5 years and been through 3 management companies. I have had ups and downs from time to time. This time though has been so much worse than the rest. It has exceedingly gotten more and more annoying since the new management company has taken over. In the last month the maintenance crew has come in and removed one of my toilets and didn't replace it or even give me information for 4 days. Now my heater went out two nights ago and I put in a service request yesterday, was promised that someone would get to me that same day, it has been very cold the last few days. No one ever showed up to fix it. Now I went into the office to speak with someone today and was told, due to the fact that it is raining they can not fix my heater today, it was not raining yesterday. They did bring me two little heaters for my family to use tonight, but there is no reason that they could not come yesterday. Upon that, I have felt that the new Manager is not Customer friendly in any respect. Every experience that I have had with this person, I get the impression that she thinks the Apartment Complex is some how doing the tenants a favor by "letting" them live there. In all actuality, we ARE her Paying Customers, who deserve the same respect that We would get at any other establishment in the Customer Industry. In the middle of speaking to her she just started working on her computer and not giving me to few moments that I deserve as Her Customer. I have also witness this happening to other tenants. It is unprofessional, when I come into the Apartment Complex Office as a paying customer, I expect to be treated as so.... I miss the old Manager, Chris.. He wasn't perfect, but at least he had respect and a Customer oriented presence. Bayou Parc at Oak Forest isn't giving charity to it's Tenants, therefore the current Manager needs to stop acting like "We" are "lucky" to be there. We choose to be there and can live anywhere in this City, so treat us accordingly, not like We are less than. I pay A LOT of money to live in this Complex and it is NOT worth what is being charged, at least the Office Staff could be a little more Humble... *EDIT* I was very please with my most recent experience with the office staff. I appreciated the attentiveness and understanding. Exactly how it always should be.

these apartments are very reasonable for the price that you pay. For the area of Oak Forest as we all know has increased in price so for these apartment it is reasonable to pay the increase in rent for the size of apartment that you get. There is an apartment complex down the road that is less than a thousand square feet for a 3-bedroom and asking over $300 more a month in rent. Before you say that that's because it's a better apartment it is not. When I decided to move here I did research the area and when the buildings were built as well as the reviews. I took my concerns to the office before I moved in and they told me what to expect and what I didn't have to be concerned about. I have now signed for my second year. These are old buildings so occasional leaks or other minor issues are to be expected however I can honestly say that maintenance has always taken care of my concerns in an efficient and timely manner. Have I been frustrated from time to time yes but it wasn't with the apartment building or the office or maintenance staff. My issue is when I see other residents not cleaning up after their pets throwing trash on the ground blaring their music or speeding through the parking lot when kids are out playing. I have always believed a home is what you make it. Granted most of the people that I have met here are very nice and do respect their property as well as others however when you have residents that do the things that I mentioned above it gives this complex a bad name. I can say that the office management is working on improving the situation by implementing fines and other consequences to the actions of these few. They have worked hard and improving the amenities like the pool workout gym and business area. Overall I feel comfortable giving this complex 4 out of 5 stars.

I've been a resident at Bayou Parc @ Oak Forest since May 2014. I love the amenities this Complex now offers. The new owners have installed a state of the art Gym with 24 hour access. The Complex are minutes away from the park and bike trail on TC Jester Park, adding more attraction. The location is surreal and property is very peaceful. I reside in a spacious 3 bedroom unit which gives me the comfort of owning a home without having the extra expense of maintaining one. Their maintenance department reply expeditiously to any and all problems I may experience with my unit. I have built a camaraderie with the Leasing Staff which exhibits the utmost professionalism. It is because of them that I continue to renew my lease every year. It would be great if I could renew three years at a time. However, I know this would not be economical for the owner. Ana, Seneca and Chris are the best! Keep up the good work guys!

The staff is very friendly. That being said, they have the worse maintenance I have EVER experienced. They will tell you over and over in the same day that maintenance will be taking care of you that day and then maintenance never shows up. Even when they know that you took a day off work just to be there. In my current apartment I've been trying to get my AC fixed for almost two months with no results. And I've been trying to get electrical work done for almost 5 months, still not done. I would not recommend them to a friend.
Update: new owners ..... Same issues.
AC went out two days ago. I was told today that maintenance would definitely be at my apartment today, but of course no one ever showed up. So I get to try to sleep in an 85° apartment tonight then go to work for 12 hours tomorrow. Plz do not lease here, you will regret it, I promise. 28 years of apartment living and I can honestly say these are the worst. Period

03/28/2017 UPDATE!

I have been living here since the end of 2014 and it's been a rough couple of years at first, but the new management is outstanding! Especially Chris and Seneca are very helpful, friendly and understanding about my issues and complaints - and I had a few of them in the past, but they've always been very patient! 😉

The trash pick up is more frequent and the pot holes have been fixed. Parking is decent, since they introduced the new parking stickers and gate card system. Maintenance issues are usually fixed within a day or two!

If they could only make dog owners pick up their dog's poop, but that's each and every individuals own issue! Same as being too lazy to push up the top of the trash container to put your trash inside the empty dumpster, instead of sitting your trash bag right next to it! Can't cure laziness!

Also, it is an older complex, so the cabinets and appliances are outdated, but it's a great location and the rent is cheap!

Bayou Parc is an older establishment that is recovering from the flood that devastated it from Harvey. What I can say is management is doing the best they can and are addressing all issues in a timely manner. I have been here 6 months and it has been great. The service men have taken care of every issue to my satisfaction. The location could not be better for me. Its close to 290 and there is disc golf, great hike and bike trails right in my backyard. The staff is what really makes this place a gem. They know me by name and make me feel like family. The cost is reasonable here. If I had more money to spend for high end luxury amenities like the new apartments I probably would have still chosen to live at Bayou Parc.

Terrible place to live, been here for over 2 years and it's been awful. The office staff themselves are polite and moderately helpful, but maintenance is what kills this place. We had a leak in our ceiling and it took them several months to fix. They stopped by, poked a hole in the ceiling, said that's not good and left for another month. Maintenance had gotten mad at us because we our stove stopped working and we marked it as urgent. Out stove still barely works, our dishwasher does not work. Everything is old, they used cardboard from my old pizza box to fix my door. The parking lot is full of cars that are not functional, but they rarely get towed. Beer bottles everywhere, roaches everywhere. People playing loud music at night, a guy yelling loudly about food he's selling in the mornings. The gate is always open, even after they fix it. And during their management switch I somehow lost access to the apartments website because my "email got switched up" and it's been that way for almost a year. The site itself goes down from time to time, the office staff have not been able to help either. I'm sure there's more that I'm forgetting but this place is unforgettable, and not In a good way.

Go up
